Research has shown that you have got a far higher chance of selling your house when the estate agent carries out accompanied viewings. Some estate agents estimate this to be as high as doubling your prospects of success.
Given that it’s widely accepted within the industry to be the best way of selling a home, why do lazy agents prefer to sit in their comfy chairs, playing solitaire on their computer, rather than doing the hard work and selling their customer’s home for them? I can never understand this.
You should make sure that the person who carries out the accompanied viewings is the same person who originally did the appraisal on your home and prepared the marketing description. This guarantees the consistency of the message that your buyers will get and the agent will know your property inside out. They will then be ideally placed to eulogise to would-be buyers about all of your home’s amazing features.
By having the same person from beginning to end, you can also get immediate feedback from viewers. This allows you to assess any changes that you might want to make in your marketing, or the presentation of your property. This feedback cannot be underestimated and it gives you the opportunity to respond in order to secure your ultimate goal of a sale.
I always accompany viewers personally for all the reasons given above. It’s a vital part of the job: actually “selling” the best things about your house, face-to-face with the potential new owner. Never choose an agency which sends part-time Saturday staff to your viewings!
