Floor Plans – 2D or not 2D?
When the time comes to choose an agent, it is vital that the advert they put on Rightmove and Zoopla makes your house look its absolute best, and shows off all the hard work you put in to get it ready.
I would always check the quality of an agent’s photographs by searching Rightmove for other houses they have for sale. Professional quality photographs increase viewings by nearly 2/3rds.
Second only to brilliant photographs, floor plans are absolutely essential when it comes to marketing your home properly. Buyers always look closely at them before deciding whether or not to book a viewing.
Your estate agent should provide floor plans as part of their normal service, free of charge. However, you need to make sure that you are not settling for a bog standard, basic black and white 2D floor plan.
I always make sure that when providing floor plans for my clients, they receive both 2D and 3D colour plans. Don’t settle for anything less!
3D plans allow the house to be ‘brought to life’ by creating a brilliant visual presentation, including furnishings. The potential buyer is better able to see themselves living in the home and how the space can be utilised.
Your agent should also have the ability to show a plan of the house including gardens as their location in relation to the sun, the size of the land that comes with the home and parking arrangements is vital information.
